  • Are you accepting any new landlords and rentals to manage?

    We are always open to discussing your property.  To ensure the same high level of service and quality, we may only accept new properties if we have the capacity depending on the time of year.


    Our goal is to help manage your properties, remove all the stress and headaches, free up your time, and generate passive income on your real estate investments.

  • What is your management fee?

    We will work with you to find a management fee structure that works for your rentals and is a win-win for everyone.  


    Residential: We offer 3 tiers of property management ranging from 8%-12% of rent.


    Commercial: Fees are varied based on property type and extent of services provided and range from 8%-12%.

  • Where will my property be advertised?

    Residential: We list your rentals on high traffic sites such as Zillow, Trulia, Hotpads, Dwellsy, RentalSource, and more. We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.


    Commercial: We list your property on high traffic sites such as Loopnet and Co-Star. We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.

  • Do you screen the tenants you lease to?

    As part of our rental applications, we also request background checks via TransUnion paid for by the tenant's application fee. This includes criminal history, eviction history, and a credit report to ensure we bring in the best tenants.

  • Can you please send me the tenants credit report?

    Due to various laws, and agreements with our reporting agencies, we are unable to send the tenant’s personal information to you. Everyone must be screened, using our criteria.

  • How soon will my new tenants be moving in?

    This could take up to 60 days. For example, if it takes us 30 days to rent the property, and then the tenant needs to give a 30 day notice where they currently live, it would take 60 days from the time you sign up, until you have tenants moving in.

  • Can I login to an owner portal to view payments?

    Yes, not only do our owners each have access to an online portal, so do our residents. This makes things like maintenance requests, and owner statements so much easier and transparent between all parties. Your property details are always at your fingertips.

  • How do you handle repairs?

    If there is a repair needed for less than $500, we make the repair, and you will see the charge on your next statement. If the repair is over $500, then we will contact you so that we can discuss how you would like to proceed.

  • Can I do my own repairs?

    As long as there is a tenant occupying the property, you are unable to do your own repairs. It will be necessary for us to coordinate the repairs being made with a 3rd party vendor.

  • My property needs some work before a new tenant can move in. Can you help?

    We would be happy to help, please make sure to check our Pricing Plans, so that you can determine whether or not there will be a cost for this assistance.

  • How often will I receive distributions & how are they made?

    Owner's distributions are disbursed by the 21st of the following month by either check or ACH.  

  • Why don’t I get a statement and deposit until the 15th?

    We need to make sure that the funds the tenant has paid rent with are good funds, before we release that payment to you. For example, if the tenant pays rent on the 5th day of the month, using a check, and we then wait 10 banking days to make sure that check has cleared, we will still be able to get your statement and deposit to you no later than the 21st.

  • What if my tenant doesn’t pay?

    If the tenant has not paid rent by the 15th day of the month, we will file a Summary Ejectment “eviction” on the next business day.
